During these first two weeks of August, we had 13 properties sell vs. nine for the same two weeks last year. Furthermore – as it has been since the first half of June – our 2012 market volume was higher than the corresponding time in 2011. Specifically, the market volume was $16,735,583 for the first half of this August vs. $14,597,000 for the first half of August 2011. On the other hand, our median price for this time frame was lower ($1,050,000 in 2012 vs. $1,375,000 in 2011) as was our average sales price ($1,287,353 in 2012 vs. $1,621,889 in 2011).
Our year-to-date numbers have been up consistently since June 2012, and this is the case again when looking at the data through August 15. Our number of sold properties is up (95 thus far in 2012 vs. 76 looking at the same time frame in 2011), and our market volume is up approximately 26% ($146,964,760 in 2012 vs. $116,830,000 in 2011). The median price is up too – $1,320,000 in 2012 vs. $1,150,000 in 2011. Interestingly the average sales price is higher thus far this year but just barely – $1,546,997 in 2012 vs. $1,537,237 in 2011. It stand to reason that we are encouraged by these consistently healthy and positive data points, and we hope they continue.
Finally, there weren’t any land sales for the first half of August 2012.
