For those of you who love market stats….click here – August 16-31 2011 Solds in Weston MA – to see information on the single-family homes that sold/closed in the last half of August in Weston, MA.  It is interesting to note that the four properties that sold in this time frame sold quickly (average days on the market was 53), and three of the properties sold at their original price.

Looking at the month as a whole, we had a stronger first half of the month than last half of the month.  And because of the weaker last few weeks, our numbers were down for August 2011 vs. August 2010.  Specifically, we had 13 properties sell and $18,067,594 in total market volume for August 2011 vs. 18 properties sell and $20,777,630 in total market volume for August 2010. Our summer months – June, July and August – generally represent our strongest months of sales.  And though our July was stronger this year than last, June and August were down this year from last, resulting in a 2011 summer months market volume ($51,915,594) that was down approximately 7% from the 2010 summer months market volume ($55,855,557).

There was one land sale during this time frame – 80 Highland Street with 2.75 acres sold for $1,750,000.  The land was assessed for $1,137,800, and a custom home is going to be built on the property.
